TAG Live - Phase Two

Following the successful completion of Phase 1, TAG Live approached Concepts Group several years later to undertake a second phase of development at their headquarters. The aim of the project was to create three dedicated studio spaces within the existing building, allowing TAG to consolidate more of their operations under one roof. Building on the strong relationship established during the first phase, TAG confidently reappointed Concepts Group to deliver the new fit-out project.

The Challenge

The key challenge was designing and constructing studio spaces that met the specific performance requirements of TAG’s operations while working within the constraints of the existing building. During the planning stage, both concrete floor and mezzanine floor solutions were explored to determine the most suitable approach for the studios. The chosen solution also needed to accommodate studio use with minimal structural deflection, provide additional storage capacity, and integrate seamlessly with the existing layout. Furthermore, alterations were required to existing partition walls to create new access routes and stair connections, while ensuring appropriate acoustic performance, fire protection, and compliance with building regulations.

The Solution

After assessing the available options, mezzanine floor construction was confirmed as the most suitable solution for the project. Concepts Group delivered a complete turnkey fit-out that included the installation of a dedicated mezzanine floor for studio and storage use, alongside a second mezzanine floor designed to accommodate both ground and first-floor studio spaces. The structure was specifically engineered with minimal deflection to meet the operational requirements of the studios.

To improve connectivity throughout the facility, existing partition walls were modified with new openings to create corridors and provide access to the new studio areas and staircases. Acoustic sound boarding was installed to the external studio walls to enhance sound insulation, while fire-rating works, including MF ceilings, ensured compliance with all relevant regulations.

The project also included new lighting and electrical installations, air conditioning and ventilation systems, specialist studio rubber underlay flooring, and decorative finishes throughout the new spaces. All works were completed in accordance with building regulations.

As with the first phase, Contracts Manager Ben Paget led the project and worked closely with TAG throughout the process. His existing relationship with the client ensured clear communication, efficient project delivery, and the successful completion of another high-quality facility that supported TAG’s continued growth and operational requirements.

The first project was fitting out our 10,000 sq-ft warehouse with office space, toilets, and a storage mezzanine. The second was building three soundproof dance rehearsal studios within the warehouse.
