GYS - Warehouse Interior Fitout

As a well-established global company, GYS required additional space to support its continued growth. Their new warehouse offered ample floor area but contained only basic facilities, including 2 meeting rooms and a small first floor office. The brief was to transform the largely empty warehouse into a modern, multi-functional facility incorporating offices, workshops, academy and training spaces, without extending the building footprint.

The Challenge

The project required a significant increase in office and operational space while maintaining access throughout the existing building. The new mezzanine had to align perfectly with the original first floor to provide seamless movement between old and new areas, requiring the removal of an existing first floor wall and the rerouting of building services.

Specialist environments also presented unique requirements. The welding workshops required safety focused finishes, including specialist paint systems, resin flooring, and blacked out windows. As more occupied areas were created within the warehouse, maintaining natural light became another key challenge. The design also needed to preserve vehicle and machinery access through the warehouse and into the academy hall, despite the increased internal floor area

The Solution

We installed a new mezzanine floor aligned with the existing first floor level, increasing the available office floor space by approximately 2.5 times while creating dedicated offices, workshops, welding rooms, academy facilities, and training spaces.

Electrical and mechanical services were redistributed throughout the mezzanine and partitioned areas, ensuring each new space was fully functional and future proofed for business growth. A bespoke walkway featuring integrated lighting provides an attractive connection between the academy hall and workshop, becoming one of the project's standout design features.

The welding workshops were finished with specialist paint systems, resin flooring, and blacked out windows to create a safe working environment. To maximise natural daylight, transparent ceiling tiles were integrated within the suspended ceiling, allowing light from the existing roof lights to reach the offices, academy hall, and double height training space. Additional window openings were formed, and sections of external cladding replaced redundant roller shutter doors to improve the building envelope.

To accommodate large vehicles and machinery, we designed an extra-large doorway complete with a semi-permanent removable column. This allows unrestricted access when required for equipment, deliveries, or events while maintaining the structural integrity of the building during normal operation.
