Concepts Group shares a long-standing partnership with Okay Engineering, supporting their client projects as a supplier while also delivering fit out works within their own facility.

Following significant business growth, Okay Engineering required a second office expansion in under 12 months. Having successfully delivered their original mezzanine office fit out, we were reappointed to deliver the next phase, this time at more than three times the size. Based on the previous fit out, we were provided with a specification with a clear brief, create additional engineering and project office space overlooking the production floor, delivered quickly, compliantly and without disrupting operations.

The Challenge

Our client is adept in steel fabrication which meant the mezzanine design, manufacture and installation was carried out by them. The mezzanine was installed as extension to the existing and the increased footprint introduced new structural and compliance considerations alongside an ambitious six-week programme.

Key challenges included:

  • Supporting a large span fire-rated plasterboard ceiling.
  • Coordinating multiple trades within a live manufacturing environment.
  • Managing overlapping contractors, including those appointed directly by the client.
  • Delivering urgently required desk space for incoming staff.
  • Incorporating additional upgrades mid-project
  • Due to the increased scale, the original construction method was no longer viable

Time pressure was significant, and expectations were high following the success of the previous installation.

The Solution

We installed a Unistrut framework suspended from the main building steels, dropping three metres to independently support a 1-hour fire-rated plasterboard ceiling. A 600 x 600 suspended ceiling grid was installed beneath, creating a practical service void, utilising existing passthrough penetrations, while maintaining a clean and professional finish.

As the scope evolved, we also delivered additional fire compliance upgrades by replacing the existing suspended grid to the underside. The varying steel heights presented challenges, meaning we needed to form a bulkhead along with fire rated plasterboard fascia to remain in keeping and introduce fire curtain due to the length of mezzanine floor itself.

Through detailed planning, proactive communication and close collaboration with the client, the team maintained programme control despite material delays and trade overlap. The result: completion one week ahead of schedule.

The new office, more than triples the previous capacity, providing a compliant, future proof workspace that maintains a strong visual connection to the production floor below.
